Leasing
Finding the right tenant, at the right rent, as quickly as possible. You keep the final decision — we do everything else, from the listing to the key handover.

Frequently asked questions
What owners want to know
Can I hire you only to find a tenant?
Yes. Leasing can be hired on its own: rent assessment, listing, showings, screening, lease and key handover. You then manage it yourself, or hand us full management. The price of this service is one month's rent, paid once when the lease is signed.
Who chooses the tenant?
You do. We present the strongest verified files with our recommendation. The final decision is yours.
Do you ask the tenant for a security deposit?
No. In Quebec a landlord may not require a security deposit; only the first month's rent may be paid in advance. We follow that rule.
Can you manage a single condo?
Yes, and it is common. We first check that the declaration of co-ownership allows renting, then handle the liaison with the syndicate for the whole lease.
Can I keep my own contractors?
Yes. We can work with your usual suppliers, or suggest those in our network — licensed, bonded and insured.
How do I know what is happening?
Through a monthly statement of income, expenses and work done, and a call or email for any significant decision. In an emergency you are informed the same day.
What do you do if a tenant does not pay?
A reminder from the first late day, then a written notice. If rent is more than three weeks late, the landlord may ask the Tribunal administratif du logement to terminate the lease; we prepare that file (billed extra).
Do you offer short-term rentals (Airbnb-style)?
No. We focus on long-term residential rentals and commercial leasing.
