Location Ajax Inc. offers the following price ranges for full property management. The rate is set once, in your written quote, and does not change during the contract without your agreement.
- Condos, plexes and buildings up to 120 units and more
- Leasing, collection, maintenance and 24/7 emergency
- No hidden extra charges
- Shopping centres, retail units and offices
- Commercial leases, common charges, financial reports
- Snow removal, landscaping and exterior upkeep
Vacant unit = no fee. We charge only when there is a tenant in the property.

What is the percentage calculated on?
On the monthly rent actually collected. No fee for a vacant unit.
What moves the rate between 5% and 10%?
The number of units, the type of property and the services you choose. A multi-unit building usually sits lower in the range than a single condo. Your exact rate is written in the quote.
Are taxes included?
No. The rates shown are before tax; GST and QST are added to the fee invoice.
Is there a set-up fee?
No. Our full property management price has no hidden extra fees or charges.
What about repairs?
The cost of work and materials is paid by the owner, from rent collected or on approval. We obtain several bids before any significant contract.
Are management fees tax-deductible?
As a general rule, management fees for a rental property are a deductible expense against rental income. Confirm your own situation with your accountant.
